When people call us about this

  • Your current certificate is close to its expiry date
  • A letting agent or tenant has asked for a copy
  • You've just bought a property to let
  • An appliance has been added since the last inspection

How the job runs

  1. 01

    Inspect every gas appliance

Boiler, hob, fire, water heater. Each one gets checked for gas tightness, burner pressure, combustion and safe operation.

  2. 02

    Check flues and ventilation

A sound appliance in a badly ventilated room is still dangerous. Flue routes and air supply get checked alongside the appliance itself.

  3. 03

Issue the certificate the same day

The CP12 is sent digitally on the day of the inspection, so you have it when the tenancy needs it.

Questions we get asked

How long is a CP12 valid?
Twelve months. Landlords must have every gas appliance and flue checked annually by a Gas Safe registered engineer, and give tenants a copy of the record.
What if something fails the inspection?
Anything unsafe gets reported and, with your permission, made safe on the spot. We tell you what's wrong and what it takes to put right before doing anything.
Do I need one if I live in the property myself?
It isn't a legal requirement for owner-occupiers, but the same annual check is worth having. It's the inspection that catches carbon monoxide risks before they matter.
